Seller Consultation
Selling a home is often a very stressful experience for a family. Financial and personal circumstances force families to sell. Be it a job transfer, a partner’s death, upgrading or downsizing. As your Realtor®, my #1 priority is to help you stage, market, price right and sell your home fast and maintain an open line of communication!
My purpose is for you to be so outrageously happy with the help that I give you that you will happily introduce me to at least 2 people you care about before your transaction closes. I know for you to do that... I just can't meet your expectations but need to exceed them.
Getting back to the selling process. I understand and have experienced the stresses sellers face when my wife and I sold our first house many years ago. We had so many showings, no offers, no communication with our Realtor® and we couldn’t understand why our home wasn’t selling.
I'm a Realtor® who cares and understands having an open line of communication eases most stresses before they even occur. I want us to get comfortable with each other and in our initial consultation that is exactly what I do. I want to understand your reasons for selling and this will determine the best marketing plan that will get your home sold fast and for top dollars and with the least amount of stress!
In a Nutshell, this is how the selling process works.
1. I evaluate your reasons for selling.
2. We come up with a Marketing plan that fits your needs and timeline.
3. We complete a Listing Agreement (Our contract to list your property).
4. We review a Comparative Market Analysis of similar properties to yours and if necessary go view them so we can determine the best price to list your home to sell.
5. You stage your property. (De-clutter, clean, reorganize if necessary)
6. “For Sale” sign is placed on property & marketing begins.
7. Appointments are booked for home viewing through my office.
8. We re-evaluate the feedback agents are providing after a week.
9. I make arrangements with you and Buyer’s Realtor® for all offer presentations.
10. I negotiate on your behalf, make counter-offers and advocate your position.
11. Once terms are accepted, a Certified deposit check is held in trust, and your home is sold "conditionally" unless waived. i.e. Inspection report, Financing, etc.
12. After conditions are fulfilled, a waiver is signed, to give you a "Firm Deal".
14. I forward a copy of the Agreement of Purchase and Sale to your lawyer, who will now get involved to help close the deal.
15. For the next 30 to 60 days or so until closing, you will maintain contact with me and have access to me for any questions or concerns. Any follow up viewing by the Buyer before closing will be arranged by my office as per conditions in the Agreement of Purchase and Sale.
16. After closing, Seller (you) will get 10% of my net commission donated to your favorite charity.
